anachronically Beach Green Dunes 3 is a planned mixed-use Passive House certified building being co-developed in conjunction with Triangle Equities and L+M Development Partners located at Beach Channel Drive between Beach 35th and Beach 36th Street in Far Rockaway, Queens. The 8-story building will measure 136,000 GSF, with 138 affordable residential apartments, approximately 3,100 GSF of retail space and an open space plaza allowing pedestrian access to/from the Beach 36th Street – Edgemere Subway Station (A Line). 31 residential units will be available to seniors aged 62 or older under the City Affordable Independent Residences for Seniors program.
The project will be highly storm resilient with site improvements including porous surface materials and rain gardens, and all residential and retail spaces located above the base flood elevation. Energy saving features include a geothermal system providing heating and cooling, photovoltaic panels on the roof and emergency battery power.
Amenities will include a fitness room, a lounge/multipurpose room, outdoor terrace spaces, laundry facilities, limited parking and bike racks.
